The Unified Government of Wyandotte County Board of Commissioners has approved plans for a Community Improvement District within the Homefield project and with it comes a range of new tax incentives for the development site.
The UG approved plans for the CID last week during a Board of Commissioners meeting.
The new district will encompass roughly 146 acres of the $838 million Homefield development located at 94th Street and State Avenue. The Homefield project itself is a 400-acre area that is set to complete construction in May 2025.
Any transitions within the CID area will include an additional 2 percent sales tax. CID attractions include a $145 million Margaritaville hotel which will include an extra $30 resort fee per room, a 30,000-square-foot Atlas 9 interactive museum with an expected additional $2 admission fee and the 55,000-square-foot Live Nation indoor arena also including the $2 admission fee.
Developers could rack up to $59 million in CID revenue over a 22-year collection period, according to the Unified Government.
In addition to those facilities, the CID will be home to the Big Shots golf bar, a multisport training facility and a youth baseball complex.
The Board of Commissioners also approved $110 million in industrial revenue bonds to aid in Homefield’s construction costs. The bonds were allocated to the indoor multisport training facility and the youth baseball complex which were granted $65 million and $45 million respectively.
