Sunflower Development Group Revises 300-Unit Multifamily Project Plan

Sunflower Development Group is revising its plans for the 300-unit multifamily Residents of Woodsonia project to better accommodate accurate zoning density.

The rezone request is for a 37.97-acre site located near 83rd Street between Woodsonia Drive and Monticello Road dubbed Residences on Woodsonia. The development is divided into two halves. To the north, 240 apartments in 10 three-story buildings while the south side of the site will have 62 townhomes in 11 four- and six-plex buildings. However, Sunflower will now change the planned townhomes to duplexes.

The change comes from concerns the development for the south side of the project did not comply with the medium-density residential zoning designation. The development is zoned as planned apartment residential and typically does not see townhomes as those are more suited to high-density residential areas.

The apartments planned for the north side of the project have remained unchanged in the developer’s new plan. The northern half of the property will be outfitted with amenities such as a pool, clubhouse, sports courts and a large community lawn space.

The Residences on Woodsonia project gained traction in December following the city planning commission’s decision to advance Sunflower’s proposal. Sunflower is partnering with Kansas City-based architect Rosemann & Associates and Overland Park-based MKEC Engineering Inc. for the project.

Currently, the revived plan is pending a recommendation from the City Planning Commission and is tentatively scheduled for reconsideration by the City Council on March 19.
