South KC property to become mixed-use development

December 2021

Developer UrbanAmerica has plans to transform 25 acres to include housing, retail space, a supermarket and more, to the tune of roughly $200 million. The land at 63rd and Prospect could see the first phase of construction as early as spring 2022.

Plans to turn land at 63rd and Prospect into mixed-use property are getting closer to fruition.

While it awaits plan approval from city council, developer Urban America wants to turn 25 acres of vacant land into housing, retail, and more.

The mixed-use development would consist of six phases and take eight years to complete. Construction of the first phase could begin as early as spring 2022.

Its first phase includes a 300-unit mixed-income housing complex along with a hotel with parking. Additional phases will include a supermarket, retail space, gas station/convenience store and a storage facility. The cost is expected to be more than $200 million.

Located near Research Medical Center and major roads like U.S. Highway 71, the development can be found in Kansas City’s Citadel neighborhood.

Under a new ordinance passed by the Kansas City Council in the last year, housing will comply with the city’s affordable housing ordinance, which requires that 25 apartments be reserved for tenants earning up to 70 percent and 30 percent of the city’s median family income.
