NorthPoint to Develop $42M Riverfront Apartment Complex

NorthPoint Development is proposing a $42 million apartment complex project for the next phase of the Berkley Riverfront development.

The proposal looks to add a six-story, 152-unit apartment complex on a 2.1-acre site next to the CORE apartment building, just east of Bar K. CORE, developed by NorthPoint, is a $60 million complex that opened in 2022 as part of the Berkley Riverfront development.

The developer is now working with the Port Authority of Kansas City again following its decision not to extend the contract with St. Louis-based Lux Living, which was poised to begin construction of the project’s phase two.

In addition to the 152 apartments, the proposed building’s ground level will feature retail space for vendors and add 143 parking spaces. The complex would also share 160 parking stalls with the established phase one apartment building and Bar K.

Other amenities the phase two building will feature include a public art plaza, a drive-through for garage access and a pedestrian and bike path on the north side of the complex that would lead into Bar K.

While the project has found a new developer, the site comes with several challenges for construction as members of NorthPoint and Port KC pointed out in a January development committee meeting.

One reason for keeping the first phase at a lower density was due to the soil conditions, Port KC CEO Jon Stephens said at the meeting. Other challenges mentioned include underground storm sewer systems and electrical utilities.
