The Meriam City Council has approved rezoning plans for the Grand Station Marketplace project, a development comprising over 200 apartment units, as well as space for grocery and retail stores.
Project developer, Overland Park-based Drake Development, submitted the rezone request, which the City Council reviewed during their Monday meeting. The development site is located on Shawnee Mission Parkway, just north of 62nd Terrace and between Ikea Way and Antioch. Drake also helped develop Merriam Grand Station, a $140 million project located directly across from the Grand Station Marketplace.
The Grand Station Marketplace development includes a 212-unit apartment building located west of Slater Street and a 4,000 square foot and 12,500 square foot retail commercial building east of Slater Street. The 4,000 square foot building is proposed for one or two restaurants, without a drive-through through and the 12,500 square foot building will become the grocery store.
Drake will contribute $1 million to the grocery store construction and $500,000 to the food retail building construction. The total cost of the project is estimated to be approximately $120 million.
The City of Meriam issued $32 million in general obligation bonds to Drake to finance the City portion of the project costs. Additionally, the Council passed a 1% Community Improvement District (CID) sales tax on the site that would help pay itself back.
Now one step closer to construction, the project has a predicted completion date no later than June 24, 2030.
