Lenexa City Council Approves Rezone, Land Exchange Agreement for 175-Unit Project

The Lenexa City Council voted to approve a rezoning for a 175-unit single-family residential development called Sunset Canyon.

The Sunset Canyon development is located near the northwest corner of Prairie Star Parkway and Canyon Creek Boulevard. Overland Park-based Grata Development is leading the project. The developer requested to rezone the site from agricultural and planned neighborhood commercial districts to a planned residential single-family district.

In addition to approving the rezoning during the Tuesday, June 3 meeting, the agreement also includes a transfer of land between the city and Grata. Lenexa will receive approximately 28 acres of land that will be turned into a future park, while Cgrata will gain about 16 acres for Sunset Canyon. The land retained or received by the City will remain as an agricultural district.

The project will be developed in six phases, with construction expected to commence later this year.

The first phase of Sunset Canyon will consist of 46 lots developed on the south side of the site along Prairie Star Parkway. New streets will be built from Prairie Star Parkway on the south, Canyon Creek Boulevard on the east, and 91st Street on the north. The streets will include cul-de-sacs due to the limitations of the terrain.
