Developer Plans for 314 Unit Apartment Complex Along K-7 in Olathe

Lenexa-based developer Oddo Development is awaiting the Olathe City Council’s approval to construct a 314-unit luxury apartment complex along Highway K-7.

The nearly 485,000-square-foot development site is located south of College Boulevard and west of K-7.

Oddo plans to build 314 luxury apartments within 24 buildings, 13 two-story and 11 two- to three-story walkout buildings. Each building has a mix of attached and connected garage parking and surface stalls for residents.

The buildings consist of flat and stepped designs to accommodate the landscape. The complex would also feature an 8,400-square-foot clubhouse with a fitness facility, a pool, several open park spaces and a walking trail.

The 27.15-acre property site contains a mix of zones including single-family, two-family, county rural, community center, office and planned medium-density multifamily. The developer’s request would convert all the land to low-density residential.

Oddo received approval from the Olathe Planning Commission last week. The City Council will consider Oddo’s rezoning request at a future meeting. 

Klover Architects Inc. is the architect and Schlagel & Associates is the civil engineer for the project.
