Overland Park Planners Approve New Plans for Black & Veatch Mixed-Use District

The Overland Park Planning Commission has approved the revised plans for Black & Veatch to build a new headquarters building and mixed-use district.

During the Overland Park Planning Commission meeting on Monday, commissioners voted unanimously in favor of a rezoning request for the Overland Park Plaza II development. The development will be located at 11401 Lamar Ave and is home to the existing Black & Veatch headquarters building.

The total cost of the development project is estimated to be around $1 billion.

The Overland Park City Council will review the zoning request during its next meeting on May 4.

A new office building will be erected and will serve as the new headquarters for the company. The development will be constructed in phases, with phase one including the new 750,000 square-foot, nine-story office in addition to a 25,000 square-foot daycare building and a seven-story parking garage. When phase one is completed, the existing Black & Veatch building will be demolished, and its 2,200 employees will fully relocate to the new building.

Phase two would include 350 multi-family residential units and 40,000 square feet of retail space, as well as a 420-space parking structure near the southeastern corner of the development. Phase three will include a proposed 250-room hotel and 45,000 square feet of retail space and a 320-space parking garage located at the northeast corner. Phase four includes 250,000 square feet of office, 34,000 square feet of retail space, and 28 townhome units in the north central portion of the development. Finally, phase five will see the inclusion of 350 multi-family residential units, 60 townhomes, and 18,000 square feet of retail space located along the northwestern portion of the development.

Black & Veatch first revealed its plans for the mixed-use project in May. The firm filed for a tax increment financing application for sales tax exemptions on the project’s construction costs. Overland Park officials approved a TIF district for the project in October.
