Overland Park City Council to Vote on Two Major Developments Next Week



Two large development projects are awaiting consideration by the Overland Park City Council at the Aug. 7 meeting.


The Metcalf Village and Schlagel Farms development projects would see major residential and commercial additions to Johnson County if approved during next week's Overland Park City Council meeting.

The Overland Park City Council will consider two development projects consisting of apartments. multi-family living and commercial and event spaces at their next meeting on August 7.

Both projects, the Metcalf Village and Schlagel Farms were approved for rezoning by the planning commission in July.

Metcalf Village consists of 40 acres of vacant land near the southeast corner of 159th Street and Metcalf Avenue. The project developer, Lux Living, is proposing 900 residential units for the project.

As a whole, the planned proposal includes 11 buildings and four large park spaces.

The planning commission approved the rezoning project unanimously.

The second project up for discussion at the next City Council meeting is Schlagel Farms located at 175th Street and Pflumm Road.

The proposal is asking for the rezoning of 74 acres of land for 300 apartments, 153 townhomes and 128,000 square feet of commercial space. The total number of townhome units decreased from 174 units to 153 compared to the previous proposal.

Concerns from both the council and residents about the Schlagel Farms project’s size and scope have halted the development. Mainly traffic concerns. To counter these concerns the developer’s latest proposal includes insights from a traffic impact study.

The development will add seven access points around the perimeter of the site, according to the developers. The traffic additions include three new connections to Pflumm Road, three new connections to 175th Street and one connection to the Wolf Run Residential Development to the south.

Planning commissioners approved the rezoning in a 7-2 vote.
