The Overland Park Planning Commission has approved plans for a 935-unit apartment project at the intersection of 159th Street and Metcalf Avenue.

Last week, the commissioners voted 7-4 to recommend approval of the 159 Metcalf rezoning which allowed for a mixed-use development. The project is comprised of 935 units — 873 apartment units and 62 brownstone units — and 23,000 square feet of commercial space. M159 RE LLC is the developer.

Seventeen buildings are planned for the project. The two largest apartment buildings will be 5 stories with 10,000 square feet of retail space. They will house 280 units each in addition to sharing 342 garage stalls and 250 surface stalls with each other. Amenities for the two buildings include a leasing office, clubhouse, fitness, yoga room, spa, sauna, dog wash, and pool.

Seven other apartment buildings will be incorporated housing approximately 70 – 30 units. Eight brownstone buildings will be built located along the east and southern property lines. Finally, the project includes a 3,000-square-foot retail kiosk close to 159th Street.

Following the Planning Commission’s decision to advance the project, the Overland Park City Council will review the zoning request at their May 5 meeting.
