Massive Shawnee Industrial Park Breaking Ground Soon



Shawnee is about have a significant increase in warehouse and distribution-center space. Heartland Logistics Park, a two-million-square-foot industrial project over 182 acres, is expected to begin construction by the end of the current quarter at the intersection of Kansas Highway 7 and 43rd Street.

Current plans call for developer Shawnee Blue LLC to construction four buildings ranging from 192,000 square feet to 940,000 square feet, with the first structure completed by the end of the year. The project, being marketed by Colliers International, will reportedly cost $90 million and create upwards of 1,500 jobs.

“These new jobs and investment will provide a positive ripple effect within our community,” said Ann Smith-Tate, President and Chief Executive Officer of the Shawnee Chamber of Commerce and Economic Development Council, in a press release. “We believe it is the perfect spot to grow our workforce and its results will benefit the entire region.”

The class A buildings, with ceiling heights of 32 and 36 feet, come at a time when the industrial sector of commercial real estate has seen significant demand due to ever-growing e-commerce sales. A recent Cushman & Wakefield report on the Kansas City area’s industrial real estate market put the vacancy rate at six percent and said there is currently 5.3 million square feet of the product type under development.
