Major renovation, new construction in the plans for $161.9 million Troost Village project

A four-phase plan to redesign two-and-a-half blocks along Troost Avenue between 31st and Linwood includes renovation and new construction costs worth $161.9 million. The Troost Village project entails restoration of six historic buildings, terraced green space and new amenities such as a gymnasium.

Brought together by a development partner ship between Olathe-based Compass Resources and Kansas City, Mo.-based Pendulum Studio, plans are coming together for the four-phase Troost Avenue project known as Troost Village.

Plans include renovation of number buildings as well as new construction, a project with an estimated cost of $161.9 million.

Among the renovations will be the restoration of six buildings. New construction is intended to deliver a gymnasium, grocery store, terraced green space and a couple multifamily projects.

The existing buildings included in Troost Village have been long-standing structures along the avenue, built between 1905 and into the 1920s. 

Two of the buildings – the Shankman and the Michelson – are to be restored in the first phase of Troost Village’s construction. Both buildings will be designed to house a combination of office space, retail and entertainment.

Phase one of the project is said to already be fully funded and underway with an estimated cost of $18 million. Completion of the first phase is expected to wrap up by the end of the year.

Over the next six months, the second phase is expected to commence, estimated to cost around $60.8 million.

Beginning in five to six months, a $60.8 million second phase will breathe new life into two more historic buildings while bringing about the first planned new construction.

Included in phase two of Troost Village is construction of a new multifamily building with 50 apartments and three penthouses along Forest Street. This development will overlook terraced green space.
