A developer has requested rezoning approval for a development called Solera, a 75-acre mixed-use development along Prairie Star Parkway and K7 Highway.
The proposed development is located on the south side of Prairie Star Parkway between K-7 Highway on the west and City-owned parkland on the east. The Solera development would consist of retail, multifamily and duplex spaces.
Nearly 500 units are in the proposal, including 324 apartments, 88 townhomes and 84 duplexes. The development also included 116,052 square feet of retail space.
The apartment buildings would sit on the west side of the new section of Woodsonia Drive, with the K-7 Highway on the west and the retail component on the north. The 324 units are distributed among eight three-story apartment buildings. Over 600 parking spaces will accompany the apartment buildings as well as a clubhouse building, leasing office and pool to the northeast corner of the site.
The townhomes are located on the east side of Woodsonia Drive and have a mix of two-, three-, and four-unit buildings, each building will be on a separate platted lot. The Duplexes are located to the east of Woodsonia Drive and distributed among 42 buildings.

The Lenexa City Planning Commission reviewed the proposal on Monday with no discussion. The project is tentatively scheduled for consideration by the City Council on June 17.
City documents show the preliminary plan for the Solera development was submitted by Intrepid Real Estate and Stag Commercial. Klover Architects are leading the design for the development.
