Lenexa Approves Habitat for Humanity $18M Project, 50 Affordable Homes

The Lenexa City Council approved the rezoning and purchase of nearly 17 acres for Habitat for Humanity of Kansas City.

The City Council voted 7-2 to approve the request to rezone 16.7 acres near the southeast corner of the intersection of 86th Terrace and Clare Road from an agricultural district to a planned residential single-family district. Additionally, the Council sold the land to Habitat for Humanity of Kansas City in a real estate contract for approximately $825,000.

Habitat for Humanity plans to build an affordable housing development consisting of 50 homes dubbed Highlands at Clear Creek. The homes will be designed for families who make between 50% – 80% of the area’s median income. The homes will range from 1,800 to 2,200 square feet of living space and will include options from three-bedroom and two-bathroom to five-bedroom and three-bathroom.

The home can be constructed with or without basements and will feature a garage, covered entrance, as well as an alcove or porch.

Habitat for Humanity expected the total cost and fees for the project would be around $18 million. The project would be completed in phases across five to six years.

During the meeting, a public hearing was held for residents to express their support or concerns regarding the project. Over 90 people spoke during the meeting, with those in favor wearing red and those opposed wearing green. 

The site is part of 127 acres owned by the City of Lenexa and was originally acquired by the City in the late 1990s and early 2000s. The tract was planned for the construction of a stormwater management facility as well as a future park. The 16.7 acres assigned to the Highlands at Clear Creek project are not part of the land that would become the future park.
