Developer to turn new Parkville offices into multifamily living

Local architecture and development firm Foutch Brothers LLC has begun redesign plans for its Six at Park office property in Parkville. The firm managed to secure tenants for a portion of the 50,000-square-foot space before COVID-19 hit, leaving 30,000-square-feet vacant that will be turned into housing units.

Prior to COVID-19, the firm had secured a few tenants for its new office space, Six at Park, in Parkville, Mo.

Post-COVID, the new 50,000-square-foot building holds roughly 30,000-square-feet of vacant space as the majority of companies and businesses switched to work-from-home.

Foutch intends to turn the remaining vacant space into multifamily living with 27 new housing units. The cost to make the additional changes lands around $1.5 million.

Redesign plans include a blend of market-rate and student apartments, plus Airbnb units, within about 27,000 square feet. Ground-floor retail space is expected to become available as well.

The apartments will be mostly two-bedroom units, with a couple three-bedroom units, ranging from 700 to 1,200 square feet and renting for $1,200 to $1,800 each month, according to Foutch.
