Overland Park To Buy $22.5M Tower for New City Hall Location

The Overland Park City Council has approved the purchase of a 147,000 square foot property that will become the new City Hall.

During the Mayor and Council meeting on Monday, members of the Council voted to advance with the purchase agreement of 6201 College Boulevard for $22.5 million. Copaken Brooks will hand over ownership of the building but will continue to be the property manager following the transaction.

The sale is expected to close in the fourth quarter of 2025, according to a release.

“Locating City Hall on College Boulevard is an investment in the future of our city and all parts of our community,” City of Overland Park Mayor Curt Skoog said in the release. “This location provides a strategic, accessible home for City Hall near the center of Overland Park, and we look forward to continuing our service to residents from a place that reflects the City’s growth.”

The Overland Park City Hall is currently located in two buildings at 8500 Antioch and 8500 Santa Fe Drive. The City will begin planning its transition into the new facility in the coming years. Additionally, the city proposed a $86.5 million remodel plan for the building. The project will not incorporate a property or sales tax increase.

Current tenets’ leases for the building’s floors will need to expire before remodeling can begin on that floor’s level. As it stands, four floors will be vacant in 2030 and another two floors by 2032. The remodel project is expected to be completed by 2034, along with a complete transition of Overland Park City staff into the property.

The building was originally completed in 1990 by Copaken Brooks, formerly known as Copaken White and Blitt. In its time, it has been home to several key tenets, including Prime Capital and the national headquarters for the NCAA.
