Hunt Midwest Breaks Ground on 227-Unit Multifamily Development in Downtown Overland Park

Hunt Midwest broke ground on the Canvas development, a luxury multifamily community in Overland Park.

Canvas will feature 227 one- and two-bedroom units, plus more than 5,000 square feet of dedicated ground-floor retail and restaurant space. Canvas is located at 8036 Metcalf Avenue, a vacant lot in downtown Overland Park.

Hunt Midwest is the developer on the project. Canvas is located across the street from The Vue, another luxury multifamily development Hunt Midwest completed in 2019.

With construction underway, Canvas is expected to open in early 2029, according to a release.

“Canvas will offer first-class residences with industry-leading amenities while maximizing a long-underutilized location on the city’s vital Metcalf corridor,” Hunt Midwest Senior Vice President Brenner Holland said. “This is an amazing opportunity to build for the city’s future while honoring downtown’s character.”

Canvas will also provide private, secure parking for every resident, plus another 49 public parking spaces to support downtown shoppers. Luxury amenities include a pool with grill stations and a bar area, a covered dog park with dog-washing stations, a fitness center with a yoga studio and sauna, on-site coworking space, a community clubhouse and game room, and a garden room.

The project is a part of Hunt Midwest’s public-private partnership with Overland Park. Under the partnership, Hunt will contribute $5,000 annually to the Friends of Johnson County Development Services to support the Floyd Street Apartments, a development designed to help individuals with disabilities live independently.

The Canvas development team includes BRR Architecture, Brinkmann Constructors, Security Bank, REACTOR Design, Tran + Thomas Design Studio, Polsinelli, and Seigfreid Bingham.
