Oak Park Mall Owners Submit Plans for New Arts Center, 260 Apartments

Oak Park Mall owners, CBL Industries, have filed plans to rezone the property and build a new conference center, hotel and apartments.

CBL Properties wants to rezone the Oak Park Mall, located at 11149 W. 95th St., into a mixed-use district. The request was submitted to the City of Overland Park’s Planning and Development Services, but no meeting date has been scheduled at this time.

Anchoring the new plans is a new academy space and a new three-level theater and conference center space that would be occupied by The Culture House, an educational Arts organization located in Olathe. The theater space would be over 101,000 square feet, according to city documents. The two buildings would be built near the JCPenney, with the academy and the theater located to the north and south sides, respectively.

A new 4-story, 120-room hotel building would be built near the southwest section of the district. The hotel would span 55,000 square feet. Across the district on the southeast side, a new 4-story multifamily apartment complex would be built. The 341,000-square-foot complex would have 260 units and feature a pool, a trellis, grill stations, fire pits, and other amenities.

Other new additions include a 20,000-square-foot mixed-use, 2-story office over retail or restaurant space located to the north of the district, next to 95th Street. A 3,650-square-foot 1-story is also planned for the northeast side. Another 4,500-square-foot 1-story restaurant building is planned for the southwest side near the corner of Quivira Road and 97th Street.

Other features outlined in the rezoning request include a new roundabout on the north side entrance that would connect to 95th Street as well as a new park, butterfly garden, sidewalks and a seating plaza.

Overland Park-based Klover Architects Inc. is the lead developer on the proposed project.

The Overland Park Planning and Development Services would need to approve the request before these plans can move forward.
