Never underestimate the power of customer dissatisfaction as an inducement to innovation. After launching a business-to-consumer company to connect homeowners with fully-vetted contractors in 2017, Bo Lais hit something of a wall: “Firsthand experience with the frustrations around property maintenance—lack of visibility into the process and lack of accountability with maintenance contractors,” he says. “I recognized that the traditional process was fragmented, inefficient, and often left both sides dissatisfied.” So this career tech pro and entrepreneur pivoted to a property-management model in 2019, leveraged technology to streamline ties between property managers, residents, and vetted maintenance professionals. The goal: ensuring quality, transparency, and efficiency. With that, Lula Smarter Property Maintenance was off and running. “Lula’s business model was built around creating a seamless, tech-driven marketplace that could scale across multiple markets and property types,” Lais says. The key word there is “scale.” By 2021, with revenues approaching $3 million, he’d certainly proven the concept. Within three years, that figure had grown eight-fold. But it wasn’t quite the bed of roses those figures might suggest. When the COVID-19 pandemic struck in 2020, “no one wanted contractors in their homes,” he says. “To adapt, we launched a new service called ‘make-readies,’ focusing on unoccupied maintenance. This involves preparing rental homes for new tenants by completing essential repairs and improvements after a tenant moves out.” The fledgling company also had to convince property managers and service providers alike to try a new, tech-based platform in a traditionally hands-on industry, he says. A further challenge: developing proprietary technology that could handle scheduling, payments, vetting, and quality control through automation. But once it was working, the next hurdle was going national. “This required not only rigorous background checks and quality standards, but also the creation of automated workflows to ensure consistency, reliability, and rapid expansion into new markets—all while maintaining the high bar for service that defines Lula’s brand,” Lais says. “Persistence, a focus on customer feedback, and iterating quickly on the product were key to overcoming these obstacles.” In the early years, the service resonated with landlords who found Lula faster and more efficient in providing maintenance solutions. Like most employers in the post-pandemic era, Lais also has had to solve the team-building puzzle where missing pieces—talent—were harder do come by. “As Lula’s growth accelerated, assembling the right team became crucial,” he says. But Priority No. 1 was hiring for culture fit, prioritizing candidates who embodied Lula’s values and mission. By investing in training, new hires were equipped to deliver on Lula’s high standards. Leaders were promoted from within, and teams were structured to be nimble and responsive to changing needs. “This focus on people,” Lais says, “has been instrumental in sustaining Lula’s growth and delivering consistent value to customers.”

Bart Miller has been to this dance before. Six times, from 2009 to 2014, the call-center operation he led, Centrinex, landed on the Corporate Report 100 for its rapid growth. But with that experience came an epiphany of sorts: “I had always wanted to start a collection agency that uses technology as a way to provide empathy to debtors that are having a hard time,” Miller says. Working with COO and President Paul Edwards, they created tech that allows debtors to take control of their debt online and negotiate their debt without the embarrassment. Gaining traction, though, took time. “By 2023, I dumped a ton of money into it and was ready to shut it down, but after those three years, we finally started to hit our economies of scale and make some serious money,” Miller says. The key, he says, “was getting smarter in how we communicated with debtors. We created scoring models that allowed us to spend more time trying to contact the debtors that had the greatest chance of paying.” And because of the automated system, he says, the chances of complaints from debtors are much lower than the traditional collection-agency solutions.
